What you actually own
You purchase and own the tiny house: a caravan. It remains your property at all times; Tiny Away only has the right to possess and use it during the lease period. It is not real estate, nor a share in a fund or in Tiny Away. Your purchase price, monthly rental and buyback are all in Singapore dollars.
Where the house is placed
We place your tiny house in an experiential location in Australia. It may be at one of our own Tiny Away Escapes, such as Grampians Edge and Daylesford Springs in Victoria or Granite Belt in Queensland. Sites are chosen for their setting: lakes, rivers, mountains and wine country, within a short drive of a major city. For houses placed in Europe, see owning a tiny house in Europe.
Do the Australian foreign buyer rules apply?
Australia restricts foreign buyers of homes and land. Since 1 April 2025, foreign persons have been banned from buying established homes, and the Australian Government has extended that ban to 30 June 2029. Your tiny house is a caravan, not permanently fixed to land, so you are not buying land or a home in Australia, and these rules do not apply to it. Compare this with buying property in Australia.
Who looks after the house
You do not need to travel, find tenants or hire a property manager. Tiny Away takes care of the bookings, hosts the guests, and maintains the house at its own expense for the lease period. You receive a fixed monthly rental income, paid on the 15th of every month as set out in your hire agreement.
Tax on the rental
Your monthly rental is paid in Singapore dollars, so you do not deal with Australian dollars or an Australian bank account. How the rental is taxed depends on your own circumstances. Singapore rules on foreign-sourced income are set by IRAS. We recommend checking your position with a tax adviser before you buy.
Visiting your house
Your house is part of a working holiday site, so you can see it the same way guests do. As a tiny house owner, you also get an exclusive discount when you stay with Tiny Away.
- Australian Taxation Office: ban on foreign purchases of established dwellings
- IRAS: income received from overseas
