Tiny house vs a second property in Singapore

Owning a second property to rent out is a common Singaporean dream. It is a familiar path, but the costs and the work involved have grown. Here is how it compares with owning a tiny house that is leased out and managed for you. These are very different things, and the right choice depends on your plans.

Upfront cost and stamp duty

A second home in Singapore usually means a large down payment plus Additional Buyer's Stamp Duty (ABSD): 20% of the price for Singapore citizens buying a second home, and 30% for permanent residents, on top of the usual buyer's stamp duty. ABSD applies to residential property. A tiny house is a caravan, not real estate or land, so there is no ABSD on it. We share current tiny house prices at the showroom.

Who does the work

With a rental flat, you or a paid agent find tenants, handle repairs and deal with vacancies between tenants. With Sale & Manage, Tiny Away takes care of the bookings, hosts the guests, and maintains the house at its own expense for the lease period.

How the rental arrives

A rental flat pays rent only while it is tenanted, minus your costs. A tiny house in the programme pays a fixed monthly rental income in Singapore dollars, on the 15th of every month, as set out in your hire agreement.

At the end of the lease

A property can be sold on the open market, though selling takes time and costs fees. With Sale & Manage, at the end of each 2- or 5-year lease period you can renew your lease or take up the buyback option. See our guide to how the buyback works.

Which suits you

A second property may suit you if you want to live in it, are comfortable managing tenants, and can carry the duties and loan. A tiny house may suit you if you want to own something tangible at a lower price, and leave the hosting and upkeep to someone else. Many owners start with one tiny house to see how it works for them. Drop by our showroom to find out how it can work for you too.
