Guide

Monthly income without being a landlord

Plenty of people like the idea of rental income but not the work of being a landlord. In Singapore there are two common ways to do it. They differ in what you own, who does the work, and how long you commit for.

A managed tiny house

With the Sale & Manage programme, you own a tiny house, a caravan that remains your property, and lease it to Tiny Away, which hosts the guests and maintains the house. You receive a fixed monthly rental income in Singapore dollars for the lease period. At the end of each 2- or 5-year lease period, you can renew your lease or take up the buyback option.

A rental flat with an agent

With a traditional rental property, you own the property and pay an agent to find tenants and handle repairs. Rent arrives while the flat is tenanted, minus costs. It needs a large upfront sum, and a second home in Singapore attracts Additional Buyer's Stamp Duty. See tiny house vs a second property.

How to choose

Ask three questions. Do I want to own a specific, physical thing? How much of the work am I willing to do? How long am I happy to commit for? Your answers usually point clearly to one option.
